Doster Construction Company, Novare Group, an Atlanta-based real estate development and investment company, and BCDC, a real estate firm specializing in development, pursuit capital and brokerage services, have broken ground on a 306-unit luxury apartment community on more than 23 acres in Sugar Hill, Ga.
The project is located off Highway 20 along Stanley Street directly across from Sugar Hill’s recently built downtown which features The Bowl, a world-class amphitheater and The Eagle Theater, a truly special performing arts venue designed in the art deco style; boutique retail and curated dining experiences.

With a mix of two-story townhouses and traditional apartment units, the gated community will offer controlled-access buildings, a co-working lounge, private garages and a resort-style pool with a sun shelf and tanning ledge. Additionally, it will feature a state-of-the-art fitness center with a yoga room, a clubroom, a game room and a library. The outdoor greenspace includes fire pits and grilling stations as well as a dog park and spa.
The Sugar Hill Greenway, an 11.5-mile greenway around the city with approximately 16.5 miles of trail, is integrated into the site and will connect the property to the rest of the downtown amenities by way of a future pedestrian bridge crossing over Highway 20 from Stanley Street.
Novare Group is leading the project with co-sponsor BCDC. Cadence Bank and South State Bank are lenders. Dynamik Design is the architect, Kimley Horn is the civil engineer and Doster Construction is the general contractor.
The partnership expects delivery of first units in the fourth quarter of 2023.
